Guelph is its own census metropolitan area, so the CMHC figures here describe the city and its immediate surroundings rather than a slice of somewhere larger. For a city this size that is unusually clean — the number is genuinely about Guelph.
What it does not capture is the student market. CMHC surveys occupied units in purpose-built rental buildings; a five-bedroom house let by the room near the university is neither, and per-room pricing there follows the academic calendar rather than the survey. Read the averages as the shape of the conventional market, not the whole of it.

Whether you can live without a car
Downtown, the walkable core and the station are a small area, and rents inside it reflect real convenience. Outside it, Guelph Transit routes through the downtown hub, so a cross-town trip can involve a transfer that doubles a short journey.
Purpose-built or a unit in a house
Guelph’s conventional apartment stock is mostly older and mostly central; newer areas supply secondary units inside houses. They differ on maintenance, noise, utility metering and who you call when something breaks.
